Property Certificates

What is a property certificate?

A Property certificate is usually sought when a property is being purchased. It enables a prospective purchaser to find out if there are any breaches of statutory provisions in relation to the property and if any legal action has been taken or is pending by the Council.

 

How do I make an application?

The Property Certificate will usually be requested by the solicitor acting on behalf of a prospective purchaser of a property although the purchaser can apply on his or her own behalf. An application form must be submitted in duplicate together with two copies of a 1:2500 location map and the required fee Property Certificate Application. The applicant must indicate which type of Certificate is required (see below).

 

What fee is payable?

The fee payable is usually £60.00 although this will depend on the type of Certificate required. Details of Certificate Types and Fees are as follows-

Type of Certificate Fee payable

(a) Certificate for standard 10 year search £60.00

(b) Certificate for the extended search ( back to October 1973 ) £85.00

(c) Certificate for any specified 10 year period beyond the standard ten year search as (a) £60.00

(d) Application for a 'clear' Certificate ( request for a further Certificate after the standard Certificate has been issued) £25.00

Above fees apply from 1 March 2004

 

When an application is submitted what happens next?

We will examine our records; including building regulation files where appropriate, and provide the answers to the standard questions.
